Should You Renew Your Tenant or Test the Market?

As a lease approaches its end, many property owners find themselves asking the same question: should I renew my current tenant, or see what the market has to offer?

The answer isn't always straightforward, but it's a conversation worth having before making a decision.

A great tenant can be incredibly valuable. They pay their rent on time, look after the property, communicate well and make property ownership much less stressful. In many cases, keeping a reliable tenant is worth more than chasing a slightly higher rent figure.

That doesn't mean you should automatically renew every lease, though.

The Gold Coast rental market continues to evolve, and there may be opportunities to review your rental return, update lease terms or make improvements that help your property remain competitive.
